What makes House Portugal such an attractive proposition?
The answer is simple. When you do business through us, the buyer gets an advantage of tens of thousand of euros because
the seller does not have to pay the estate agents’ fees, which in Portugal are normally 4, 5 or even 6% of the sale
price. Since the seller doesn’t have to pay this, it doesn’t have to be included in the sale price.
Just make a little calculation; If you sell a house for 350.000 euros, say at a commission of 5%, that comes to 17.500
euros. But that is not all, because on top of that commission comes VAT, and that is another 21%!! So in total, the
seller pays 17.500 euros commission plus 3,680 euros VAT, making a total of 21.118 euros!
When a seller does business with us, instead of 21.118 euros, he pays only 795 euros.
Almost all the sellers of the houses that we offer, also have their house advertised with Portuguese estate agents; we
have made an agreement with those sellers that, when their house is shown on our website, the price reflects the saving
they make by not having to pay estate agents’ fees. And that advantage goes straight to the buyer.
To sum up: sellers like to do business with us because their house can be put on the market at a ‘sharper’ price, and of
course are happy to pay a mere 795 euros as a success fee – the amount we ask for our services.
Buyers like to do business with us because they can buy properties at a greatly reduced price than that shown in estate
agents’ windows and are happy to pay the 795 euros we ask for putting them in direct contact with the sellers. In this game there are only winners.
So what does House Portugal actually do for its fee?
1) house owners/sellers
We charge only 795 euros success fee, regardless of the selling price, and only when the house is actually sold to a
buyer we introduced.
When we put a house on our website, we come to take photos and write a description. The seller gets a total of 8 pages
on our website. For this we charge 30 euros a month for a minimum of 6 months.
2) buyers
We bring you in direct contact with the owners of your dream house. We organize visits and can also take you on a tour
of the houses of your choice. We inform you of all the pros and cons and all the things you should be aware of. We can
put you in contact with a lawyer or notary, and with the banks. We can help you to arrange a Portuguese Fiscal Number,
which you need to open a bank account or to buy a house. For this, when you buy a house through our website, you pay us
795 euros success fee. If you do not succeed through our website, naturally you pay nothing at all!
